I'm straight, self-employed, 30-something SWM, non-smoker. I'm often contracted for my work by local tech companies and ad agencies as a Writer/Consultant, so there are times when I work from home during the day and am pretty quiet. So here's the deal,

My lease is up at the end of the month. and while my apartment complex is fine, I really want to find a space with a yard for my dog. I'd prefer to have my own place, but would consider rooming (private ingress/egress is a big bonus!). I have a 1 year old Great Dane/Boxer mix who is crated anytime I'm not home. He's about 95lbs, still growing, a definitely a puppy still but not destructive. I don't have great credit, nor do I have any debt, at all. Everything I own is mine, free and clear. I also don't have many requirements that are deal-breakers.

A place that won't expect me to leave my dog in the yard all day

What I would like:

- failing that, a cool roommate that is gay friendly, dog friendly, respectful of my space/belongings, isn't a mad partier (though, once in awhile is no problem). Works a semi-regular 8 - 5 schedule or something close to it, preferably doesn't have small pets (my dog is still a puppy, a very big playful puppy and fails to understand his own size), preferably one roommate only.

About me:

I'm 25 year old guy, work for the state in a very secure job, would prefer to live on the east side (there's too much cool stuff over there I haven't discovered yet since I've lived on the south side since moving here a little over two years ago), intelligent, pretty social but rarely bring friends over (I'm cool in a roomie situation where the other person does though), read quite a bit (in phases)...and assuming I get a roomie situation going on, I'm 420 acquainted, I don't partake myself, but as long as you're not a huge pothead I don't really care. I spend a lot of time outside with my dog. I'm pretty big into music, and have an extensive ever growing collection.

Other than that, what I'd really hope for is a house/duplex/cottage to myself, but if rooming comes up, it'd be kind cool to find someone, pool our resources together, and find a bitchin' house on the East Side that we'd both enjoy.

I love love love my apartment but I love my fiance more. I am currently a senior at UT and will graduate in May. I'm getting married in 5 days from today and must stay here to finish school but I really want to move across the country with my husband at that point but my lease isn't up until August. We're currently located in Pflugerville and would like to be north of Austin (Taylor,Hutto,Georgetown,etc) but we've been looking south (Webberville,Manor,etc) as well. I currently work in Leander, I have looked at Apartments from here to Round Rock. All the locations I have been to have told me I cannot bring my dog, A Siberian Husky. He is a gental as a lamb, quiet but for a few little barks when he wants to play and hasn't distroyed anything he wasn't given to date. He is also being HOME TRAINED as a service dog, there for there will be no agancy papers to show he is one. I have the vest but that is all.

There will be 2 people living in the apartment untill Late Aug or Early Sept when a thrid is moving in with us. I am going to be the only one with a job to start with, the others will be looking as soon as they get moved in. We all plan on having jobs.

I'm looking to rent a 1 bedroom, 1 bathroom apartment or condo with a short commute by public transit to UT. I've moved 4 times in the past 5 years, so I'd like to find a place I want to stay for several years. I'm 29 years old, female, clean, quiet, and well-employed. I currently live in a big apartment complex in South Austin and I hate it. I'd like to move to a safer area with management or landlords that are responsive and considerate of tenants' needs.

I work at the University and prefer to take public transit, so being close to a bus stop with pick-ups by multiple bus lines or to a transit center would be ideal. My current lease is up in September, so I'm looking for a move-in date of September 1 or mid-August.

Requirements:
+hardwood, ceramic tile, concrete, or nice laminate/pergo flooring in the living areas (carpet in the bedroom is fine)
+a separate bedroom with a door I can close, or a loft bedroom
+cats allowed (I have 2)
+central a/c
+close to public transit, easy access to UT

Preferences:
+washer/dryer or hookups
+ability to paint walls (will pay for paint & will repaint white when my lease ends, if desired)
+ceiling light fixtures in the bedroom and living area
+not a first-floor unit unless the community has limited-access gates or really good security
+I prefer an owner-landlord over a big management company
+no monthly pet rent or non-refundable deposits (happy to pay a deposit, but if my cats don't do a lot of damage, I'd like the opportunity to get that money back.)
+kitchen cabinets I can reach (I'm very short, only 5 feet tall, and I am sick of having to stand on a stool every time I want to get a dish down)

If utilities are included, I'm willing to pay more than $600/month--the more utilities included, the more I am willing to pay.
