Our apartment-selecting guidelines are:
1. Must have a dishwasher.
2. Apartment needs to allow pets.
3. No pet rent. Pre-charging for damage that may or may not occur is not cool. A larger than average deposit is fair, as long as it's refundable if there is no damage.
4. Owner needs to be a decent human being.
The space should:
1. Be $1100 or less per month. Willing to sign a 2 year lease for less.
2. Allow one small dog under 10 pounds.
3. Have ample storage.
4. Have parking.
5. Be at least 800 square feet, ideally 1,200.
I am a NON-smoker, responsible, clean, and have a steady income. Also, being a school teacher I'm very well organized.
As I want to stay close to family....the property must be located within a 5 mile radius of Oak Knoll & Hwy 183 preferrably on the West side of the highway.
Two or three bedrooms are fine, but the rent must be $850 or less.
Although at this time, I'm only interested in a 6 month lease that could change with the right place.

A few years ago, there is a "broken lease" still being paid off, so renting from an individual who is not put off by this, is ideal.

We have excellent rental/payment history and our senior house cat and small snuggle dog have excellent references as well. We've remodeled and updated our Colorado home and are handy around the house. We'd be willing to help restore yours as long as the work wouldn't be too extensive and interfer with school.

More about me: I have a cat who is well house trained and prefers to go to the bath room outside, but will use the cat box if he is locked inside all day, Zombie (the cat) like to play outside and gets along with any other cats friendly or not as well as dogs, horses, chickens, and sheep and the like, Zombie is more of like a dog than cat but is a completely self sufficient character of a cat, and he and I are a package deal.
I also have a 2001 suburban work truck, a small 10x5 foot trailer, and a 2 door 2000 Honda accord milk and bread runner, so I will need at least 3 spaces to park my seemingly small fleet.
