**Due to well and septic limitations, this unit rents as single occupancy.
This is a peaceful community located on 8 very quiet, very wooded acres, just 4 miles west of Wimberley square, HEB, and Ace Hardware. It is a private property and we live on site. The night skies are still dark for star gazing and there is also a nature trail that winds through the property.
**If you are new to rural Texas hill country living; welcome and please consider these items prior to contacting us. If you are sensitive to elevated environmental allergens and/or are fearful of wildlife/insects, this property is not going to be a good rental fit.
We choose nonsmoking tenants who are financially stable and we prefer no pets but may consider a small one with additional requirements.
We are respectful and attentive to our tenants/cottages and choose applicants who mirror mutual respect. We hope to attract long term tenant/neighbors, yet structure our rental agreement as month to month to allow flexibility for changes.
**Please note there is a $300 relisting fee for rental agreements which terminate prior to 3 mo occupancy and a $200 fee if less than 6 mo tenancy.
The All Inclusive Utilities (based on conservative use) includes: Electric, Propane, Water, Sewage, Trash and Internet. Our property installed a business fiber optic network; providing fast, reliable internet. The unit also has softened water, 2 super quiet mini splits for AC and heat and a washer/dryer.

Security Deposit is $1350 and may be paid in 2 payments. (Note: $90 is a non refundable, pre paid detail cleaning fee.)
Since our properties receive much interest, we prioritize applicants according to financial/living stability, smoke/pet free, alcohol/drug free and clean backgrounds/living conditions.
