We’re seeking an experienced, hands-on Apartment Maintenance Supervisor to lead all maintenance operations for a 388-unit multifamily community. You’ll oversee a small team, manage vendors, ensure timely service, and keep the property safe, efficient, and resident-ready.
Key responsibilities
Lead, schedule, and develop a maintenance team (hire, train, coach, performance feedback).
Prioritize and complete resident work orders within target SLAs; maintain exceptional resident satisfaction.
Oversee unit turns and renovation scopes to hit turn timelines and budget.
Conduct regular property, building systems, and life-safety inspections; document and resolve deficiencies.
Manage preventive maintenance programs for HVAC, plumbing, electrical, roofs, exteriors, and common-area equipment.
Coordinate and supervise contractors; solicit bids, manage scopes, verify completion, and control costs.
Maintain inventory, parts, tools, and shop organization; track usage and reorder proactively.
Ensure full compliance with safety, environmental, and housing regulations; champion a safety-first culture.
Respond to after-hours emergencies on a rotating on-call schedule.
Use property/maintenance software to track work orders, PM schedules, turns, and reporting.
Partner with Property Manager on budgeting, CapEx planning, due-diligence, and resident communications.
Qualifications
4+ years of multifamily maintenance experience, including 2+ years in a lead/supervisory role.
Strong working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
EPA Section 608 certification (Type II or Universal) preferred; state/local licenses a plus.
Proficiency with maintenance or property management software; mobile work order apps.
Valid driver’s license; ability to pass background/drug screening as required.
Ability to lift 50+ lbs, work on ladders, and in varying indoor/outdoor conditions.
