We are seeking a highly experienced, strong, and hands-on Community Manager to lead a 250-unit apartment community in Austin, Texas. This property requires a manager who is confident, organized, proactive, and capable of taking charge in a challenging environment.
The ideal candidate will have a strong multifamily background with proven experience managing properties with deferred maintenance, collection challenges, leasing needs, resident concerns, and multiple team personalities. This is not a passive management role. We are looking for someone who can step in, take ownership, create structure, hold the team accountable, and drive results.
The Community Manager will be responsible for overseeing daily operations, improving collections, increasing leasing activity, managing resident communication, ensuring maintenance stays on task, and helping stabilize the property.
Responsibilities include, but are not limited to:
Managing all day-to-day operations of the apartment community.
Leading, supervising, and holding office and maintenance staff accountable.
Driving leasing efforts and ensuring strong follow-up with prospects.
Improving collections and addressing delinquency in a consistent and professional manner.
Managing resident concerns and ensuring tenant needs are addressed timely.
Coordinating with maintenance to ensure work orders, turns, curb appeal, and deferred maintenance items are being completed.
Creating structure, organization, and accountability at the property level.
Walking the property regularly to identify issues, follow up on maintenance items, and maintain standards.
Communicating professionally with ownership, vendors, residents, and staff.
Ensuring compliance with company policies, lease requirements, notices, and applicable housing regulations.
Helping improve overall property performance, resident satisfaction, and team productivity.
Ideal candidate will have:
Prior experience as a Community Manager or Property Manager for a multifamily apartment community.
Strong leasing, collections, and resident relations experience.
Experience with challenged assets, deferred maintenance, lease-up, stabilization, or operational turnaround properties preferred.
Ability to manage multiple personalities and lead a team with confidence.
Strong follow-through and attention to detail.
Excellent communication, organization, and problem-solving skills.
A take-charge personality with the ability to make decisions and keep operations moving.
Ability to remain professional and calm while handling resident, staff, vendor, and operational challenges.
Experience with multifamily property management software. Yardi preferred.
