We are seeking Community Manager to oversee day to day operations on a luxurious 448 unit community located in Southwest Austin.

Primary Duties and Responsibilities Include but are not limited to:
•Supervise and oversee all onsite staff including maintenance and office personal
•Work with contractors to ensure we are delivering a high level of detail and product to our customers
•Market the community through outsource marketing, social media, and resident events
•Prepare weekly and monthly reports including monthly financial packages
•Regularly inspect property and ensure residents are provided with a clean, safe, and well-maintained home
•Develop and implement a budget, oversee all purchasing and invoice processing and report any variances to supervisor
•Ensure all paperwork is accurately completed per company policies
•Act as a liaison between community and ownership
•Achieved budgeted occupancy levels
•Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.

The following skills, knowledge and personal characteristics desirable for job success:
•2-3 years’ experience in managing multi-family conventional properties
•Strong financial background that includes: reading and understanding financial statements, budget preparation, managing expenses, analyzing markets, approval of purchase orders and vendors, income and expense reports
•Onesite experience or similar programming
•Strong communication (written and verbal) and interpersonal skills
•Preference for detail work and ability to work well under pressure
•Ability to work without direct supervision and is a self-starter
•Demonstrated ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual.
•Able to handle challenges, with proven history of increased productivity, and lead others in high-demand situations.
•Manage property risk effectively by communicating incidents and potential liabilities to our Risk Management team
•Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
•Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
•Adheres to standards and procedures for quality control
•Provide support to staff to encourage team work and lead as an example in creating a harmonious environment.
•Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.).
•Consistently use successful techniques and company directives to screen, hire, orient and train new personnel.
•Ability to pay close attention to detail with a high degree of accuracy
•Good organizational and time management skills
•Strong computer literacy in MS Word, Excel, and Outlook

Physical Demands/ Work Conditions: Frequent sitting and computer use, moderate stress, walking, climbing (stairs), stooping and kneeling, light lifting, carrying and travel on property. Physical Requirements: Extensive mobility and good physical condition.
Work Environment: Primarily inside, secondarily outside, work around traffic areas, slippery or uneven walk areas, and exposure to dust, insects, animals, weather, humidity and the general public. Physical Requirements: Seeing, hearing, mobility and good physical condition.
