Private bedroom with full bath for rent.
This was a 'Private Guest Suite' on Airbnb for the last three years. It has over 130 5-star reviews, not a single review less than 5 stars, averages over $1200 a month in revenues, but I'm tired of cleaning it 3-5 times a week for short-term renters and I'd rather have a good housemate that integrates nicely into our little homestead.
I live here with another housemate. We are both single men in our 30s. He has kids here on the weekends, 5 and 9. I have an old lady German Shepherd dog, 12. Must like dogs and children!
We garden, keep hens, compost, sprout and meal prep so you'll have access to all of that should you choose to live here. I also have more projects planned around home-scale permaculture. No tobacco smokers. Couples OK.
We keep early to bed, early to rise schedules but we'll be cool with whatever schedule you're on so long as everyone is respectful of each others' sleep schedules.
The suite has its own private entrance and a door to the main house. As the renter you'd have access to the entire house excepting the other two bedrooms and the shared bathroom on that side meaning, full kitchen, utilities, living areas indoors and out.
Lease start is flexible but ideal would be August 1st 2019 through July 31st 2020. Bills to be split evenly by the number of people living at the house. Bills average $250 throughout the year, highest in Summer then Winter, lowest in Spring and Fall.
Property has a short-term rental license through the City of Austin and should anyone travel, so long as it is okay with rest of housemates, they can put their room on Airbnb and we can put those revenues towards bills first, then rent.
